Construction Management
As a construction manager, TMS can assist in all construction phases from bid development through closeout and turnover. We provide owners who may not be familiar with the nuances and specialties of the waterfront with expert advisement to accomplish their project’s goals and educate them along the way. The services we provide include constructibility review, project manual and RFP creation, bid review, scheduling, cost estimating, construction administration, and project closeout.
Permitting
TMS is extremely well versed in the environmental and regulatory permitting landscape in New York and have completed full permitting processes on numerous waterfront projects varying in size and scope, from small residential floating docks to commercial marina renovations, pier demolitions, and large-scale shoreline rehabilitations. Agencies with whom we routinely correspond for these permits are USACE, USCG, NOAA NMFS, USFWS, NYSDEC, NYSDOS, NYSOGS, NJDEP, NYSDOT, NYCDSBS, NYCDOB, NYCDCP, NYCDOT, and FDNY.
Inspection
Whether it is a marina, bulkhead, pier, shoreline, retaining wall, mooring, or beach, our specialized team has inspected it and can provide a range of inspection reports. We know what to look for and how to find it when conducting structural inspection and will advise on a wide range of remedies (and costs) to any deficiencies. Our inspections are not limited to fatal flaw structural inspections; we have consulted with clients to review or establish maintenance procedures, loading capabilities, environmental remediation, resiliency improvements, wave attenuation and reflection, movement of floating structures, and full-scale marina layouts.
Project Management
We specialize in the management of waterfront development. Our experience has provided us with a unique understanding of how to collaborate with diverse stakeholders to successfully navigate projects with site challenges, complicated phasing, operational issues, and schedule constraints.
